THE STERLING APPROACH

Start with the cause, then build the route to resolution.

“Damp” describes a symptom, not a diagnosis. Moisture can come from plumbing, rain penetration, ground moisture, condensation, construction moisture, defective details or combinations of these. Sterling starts by understanding the building and the pattern before deciding what action is justified.

Important: diagnostic tools support professional judgement; no single reading, camera image or symptom should be treated as a complete diagnosis in isolation.

Why diagnosis matters

Different moisture mechanisms can create similar staining and meter readings. Treating the label instead of the cause can waste money and leave the underlying problem untouched. The investigation therefore considers location, height, seasonality, occupancy, ventilation, temperature, external defects and plumbing routes.

Evidence, not a predetermined treatment

A handheld moisture reading is useful evidence but should not be treated as a diagnosis on its own. We look for patterns and corroborating signs. Where the evidence is incomplete, the responsible conclusion may be further monitoring, opening up or specialist testing rather than an immediate remedial specification.

Different mechanisms can create the same stain

Rising moisture, rain penetration, condensation, residual moisture after a leak and cold surface mould can produce overlapping symptoms. The useful output is not simply “damp found”. It should explain the supported mechanism, limitations and next action. We will not specify a damp proof product until the mechanism is evidenced.

HOW THE JOB MOVES

A repeatable route from symptom to action.

Record history, symptoms and occupancy context

The evidence from this stage informs the next decision.

Inspect internal and external building fabric

The evidence from this stage informs the next decision.

Map moisture and relevant environmental evidence

The evidence from this stage informs the next decision.

Set out diagnosis, limitations and next actions

The evidence from this stage informs the next decision.

DOCUMENT THE DECISION

Make the evidence useful after the visit.

For involved or managed property instructions, the site record can connect photographs, observations and relevant measurements to a clear recommendation and next stage.

WHAT CLIENTS SAY

Diagnosed, explained, sorted.

“We’d had a damp patch by the chimney for ages and couldn’t work out where it was coming from. Sterling found the problem and sorted it. We waited for the wall to dry before redecorating and it’s been fine since.”

Margaret · Horsforth

“Our boiler kept losing pressure and I was topping it up every few days. They eventually traced it to a leak under the kitchen floor. It’s been sorted now and the pressure hasn’t dropped since.”

Ben · Wakefield

“We had a tenant reporting damp and the landlord understandably wanted to know what was actually causing it before approving anything. The report made that clear and gave us something we could send straight over to him.”

Aisha · Letting agent, Leeds

“We’d already paid someone to deal with mould once and it came back. Sterling spent more time working out why it was happening rather than just treating it again. So far it’s stayed away.”

Graham · Harrogate

“A damp reading came up during the house purchase and made us nervous. We got Sterling to have another look before exchange. They explained what they thought was actually happening and what we needed to keep an eye on. Really helpful when you’re buying an older house.”

Sophie and Dan · York

“We had a fairly bad water leak over a weekend. Sterling dealt with the water, drying and the follow on work, which made life easier because I wasn’t trying to coordinate several different contractors.”

Ian · Facilities manager, Bradford

“The shower leak had already been repaired but the ceiling and surrounding area were still wet. They checked it and explained that it needed time to properly dry before we decorated. Glad we waited because it’s been fine since.”

Clare · Pudsey

“I honestly didn’t know whether the damp was serious or not. Everything was explained without loads of jargon and I came away knowing what needed doing and what didn’t. There wasn’t any hard sell either.”

Owen · First time buyer, Huddersfield

“From a management point of view the biggest help was having one company deal with the issue rather than arranging separate people for each stage. The information we got back was straightforward enough to send on to the owner.”

Denise · Property manager, North Yorkshire

“Every winter we’d get mould behind the wardrobe on an outside wall. We’d cleaned it, painted it and tried all sorts. They looked at the ventilation and how cold that wall was instead. It’s made a noticeable difference.”

COMMON QUESTIONS

Questions about this service

Do you assume damp at low level is rising damp?

No. Low level moisture can have several causes. The pattern, construction and surrounding evidence need to be considered before a cause is assigned.

Can mould be caused by a leak?

Yes. Mould can be associated with condensation, leaks, water ingress or a combination of moisture and cold surfaces. The source needs investigating.

Will a damp investigation include repair recommendations?

Where the evidence supports a repair pathway, recommendations can be set out. If further testing or monitoring is needed first, that should be made clear instead.

Start with the building problem.

Tell Sterling what you can see, when it started and whether water is active now. We can establish the most appropriate investigation or response pathway.
