THE STERLING APPROACH

Start with the cause, then build the route to resolution.

A hidden leak can travel through floors, ceilings, cavities and finishes before the visible symptom appears. Sterling treats leak detection as an investigation: build the evidence, narrow the source, then decide where access or repair is justified.

Important: diagnostic tools support professional judgement; no single reading, camera image or symptom should be treated as a complete diagnosis in isolation.

When leak detection is useful

Leak detection is appropriate where there is unexplained water loss, recurring damp staining, a suspected concealed pipe leak, water appearing below bathrooms or kitchens, pressure loss on a system, or moisture with no obvious external source. The objective is not to promise a single magic instrument will find every leak; it is to combine the right observations and tests for the building.

How we approach the investigation

We begin with the history of the problem and a visual inspection, then use appropriate diagnostic methods such as moisture profiling, thermal imaging and targeted inspection. Findings are considered together. Thermal patterns, for example, can indicate temperature anomalies but do not by themselves prove that water is present.

Finding the leak is the start, not the finish

Finding the likely source is only the first stage. Where appropriate, the same instruction can continue through targeted access, source control, assessment of affected materials, drying, monitoring and making good. Where trace and access insurance may apply, our records can support the claim pathway; we do not represent Sterling as an insurer panel unless a contractual relationship exists.

HOW THE JOB MOVES

A repeatable route from symptom to action.

Make the evidence useful after the visit.

For involved or managed property instructions, the site record can connect photographs, observations and relevant measurements to a clear recommendation and next stage.

WHAT CLIENTS SAY

Diagnosed, explained, sorted.

“We’d had a damp patch by the chimney for ages and couldn’t work out where it was coming from. Sterling found the problem and sorted it. We waited for the wall to dry before redecorating and it’s been fine since.”

Margaret · Horsforth

“Our boiler kept losing pressure and I was topping it up every few days. They eventually traced it to a leak under the kitchen floor. It’s been sorted now and the pressure hasn’t dropped since.”

Ben · Wakefield

“We had a tenant reporting damp and the landlord understandably wanted to know what was actually causing it before approving anything. The report made that clear and gave us something we could send straight over to him.”

Aisha · Letting agent, Leeds

“We’d already paid someone to deal with mould once and it came back. Sterling spent more time working out why it was happening rather than just treating it again. So far it’s stayed away.”

Graham · Harrogate

“A damp reading came up during the house purchase and made us nervous. We got Sterling to have another look before exchange. They explained what they thought was actually happening and what we needed to keep an eye on. Really helpful when you’re buying an older house.”

Sophie and Dan · York

“We had a fairly bad water leak over a weekend. Sterling dealt with the water, drying and the follow on work, which made life easier because I wasn’t trying to coordinate several different contractors.”

Ian · Facilities manager, Bradford

“The shower leak had already been repaired but the ceiling and surrounding area were still wet. They checked it and explained that it needed time to properly dry before we decorated. Glad we waited because it’s been fine since.”

Clare · Pudsey

“I honestly didn’t know whether the damp was serious or not. Everything was explained without loads of jargon and I came away knowing what needed doing and what didn’t. There wasn’t any hard sell either.”

Owen · First time buyer, Huddersfield

“From a management point of view the biggest help was having one company deal with the issue rather than arranging separate people for each stage. The information we got back was straightforward enough to send on to the owner.”

Denise · Property manager, North Yorkshire

“Every winter we’d get mould behind the wardrobe on an outside wall. We’d cleaned it, painted it and tried all sorts. They looked at the ventilation and how cold that wall was instead. It’s made a noticeable difference.”

COMMON QUESTIONS

Questions about this service

Can thermal imaging see a leak through a wall?

Thermal imaging detects surface temperature differences. Those patterns can support an investigation, but they need to be interpreted alongside moisture evidence, building construction and other observations.

Will leak detection avoid all damage?

Not always. The aim is to reduce unnecessary opening up and make any access more targeted. Some concealed defects can only be confirmed by physical access.

What happens after the leak is found?

The next steps depend on the source and the amount of water involved. They can include isolation or repair, targeted opening up, moisture assessment, drying, monitoring and reinstatement.

Start with the building problem.

Tell Sterling what you can see, when it started and whether water is active now. We can establish the most appropriate investigation or response pathway.
