HOW WE WORK · PROFESSIONAL REPORTING

Evidence designed to move from investigation to authorisation.

The purpose of an investigation is not simply to attend the property. It is to establish what the evidence supports, record limitations and make the next action clearer.

Reporting is proportionate to the instruction. The exact content depends on the problem, access, observations and the scope agreed for the visit.

Sample record structure

01 · Instruction
Why attendance was requested and what was reported.

02 · Property and areas inspected
The relevant building context and accessible areas.

03 · Observations
What was seen on site, separated from assumptions about cause.

04 · Evidence
Relevant photographs and measurements where they help answer the instruction.

05 · Limitations
Access restrictions, concealed construction or other factors that limit certainty.

06 · Findings and next action
What the combined evidence indicates and the next justified step.

What is normally part of the record

Reported history, relevant observations, photographs, the reasoning behind the finding, known limitations and a recommended next action can form the core record. Measurements are included where they are relevant and available.

What is scoped when needed

Opening up, extended monitoring, specialist testing, drying records, repair specifications and other additional work depend on the instruction and what the first stage establishes.

Evidence is not diagnosis by itself

A thermal image can show a surface temperature pattern. A meter can provide a reading. A stain can show where damage is visible. None of those, alone, proves the moisture mechanism. The diagnosis comes from the combined evidence and building context.

How findings move to authorisation

The record should make clear whether the next stage is source control, further investigation, monitoring, drying, repair, reinstatement or no immediate works. For managed property, that gives the person authorising work a clearer basis for the decision.

“We’d had a damp patch by the chimney for ages and couldn’t work out where it was coming from. Sterling found the problem and sorted it. We waited for the wall to dry before redecorating and it’s been fine since.”
