THE STERLING APPROACH
Survey first, remedy second.
The larger period stone properties around the Duchy Estate and the town centre conservation area were mostly built with solid stone or brick walls, exposed on elevated ground to a lot of weather. Worn pointing, ageing render and gutters that have been neglected for years are frequent causes of penetrating damp on these properties, particularly on the weather facing elevation.
Newer housing on the edges of Harrogate, around Bilton, Starbeck and Pannal, tends to bring a different set of problems. Tighter, more airtight modern construction can trap humidity if ventilation has not kept pace, and condensation and mould on external walls and in bathrooms is a more common finding in this housing than genuine rising damp.

TYPES OF DAMP
The damp we're commonly asked to look at in Harrogate
Penetrating damp on exposed stone elevations
Worn pointing, defective render or poor rainwater management on the weather facing side of older stone villas and terraces.
Rising damp in older solid wall properties
Relevant in some of Harrogate's older housing stock, confirmed through survey evidence rather than the age of the property alone.
Condensation in newer, tighter housing
More common on modern estates around the edge of town, where ventilation has not kept pace with airtight construction.

HARROGATE
Why we survey before we quote for damp proofing in Harrogate
A stone villa with a damp patch on an exposed gable and a newer estate house with mould around a bathroom window need two completely different remedies, even though both might get described as a damp problem by the person living there. Sterling surveys the specific building and its exposure before recommending damp proofing, repointing, ventilation improvement or any other remedial route.
Covering the Duchy Estate, Bilton, Starbeck, Pannal and the town centre conservation area.

Questions about this service
Do the older stone properties in Harrogate all need damp proofing?
No. A lot of what presents as damp on the exposed elevations of older stone properties is penetrating damp from pointing, render or guttering, which needs repair rather than a damp proof course.
Why does my new build have damp if it's only a few years old?
Newer, more airtight homes can trap humidity if ventilation is inadequate, which shows up as condensation and mould rather than a fabric defect. We check which is happening before recommending anything.
Do you cover the villages around Harrogate as well as the town?
Yes, we cover Harrogate and the surrounding area including Bilton, Starbeck, Pannal and the wider district.
“Our boiler kept losing pressure and I was topping it up every few days. They eventually traced it to a leak under the kitchen floor. It’s been sorted now and the pressure hasn’t dropped since.”
